Move-Out Steps at a Glance

Moving out is a big transition, and we’re here to make it as smooth and clear as possible. Follow these steps in order to stay on track and know what to expect.

  1. 1Before you decide

Review your lease and notice requirements

Before making any decisions, take a moment to review your lease agreement. Most leases require 60 days' written notice to vacate, but your specific home may have different requirements, so it's important to double check.

  2. 2First step

    Submit your Notice to Vacate

Use our digital form to begin the notice process, making sure to account for the notice period outlined in your lease. Include your intended move-out date and a forwarding address for our records, and our team will follow up with next steps to complete your official notice.

  3. 3After notice is submitted

    Schedule your pre-move-out inspection

Once your notice is in, our customer service team will reach out to schedule an in-person pre-move-out inspection, typically 30–45 days before your move-out date. Around 21–30 days out you'll also receive a link to complete a quick digital self-inspection from your phone. Both are optional, but we encourage every resident to take part.

  4. 4Stay organized

    Plan your move-out timeline

Our move-out timeline keeps you organized from 60+ days out all the way to move-out day, so nothing gets left to the last minute. Work through the phases in order and you'll avoid the usual surprises.

  5. 5Before move-out

    Work through the cleaning checklist

Our room-by-room cleaning checklist comes with practical tips to leave your home in great shape. During your in-person inspection, our team will point out anything that needs attention so you have time to handle it before the final walk-through.

  6. 6Move-out day

Return all keys and access items

On or before your move-out date, please return all keys, garage door openers, access cards, and mailbox keys. Returning these lets us secure the home, begin turnover, and properly close out your lease. After keys are returned, re-entry isn't permitted for safety reasons.

  7. 7Before you leave

    Review your utility charges

If your home's utilities are managed through SimpleBills, you'll receive an estimated final utility statement before your move-out date covering any remaining charges from your last billing period. Please settle that balance before you leave so your account can be closed without delay.

  8. 8After move-out

    Your security deposit statement

After you move out, our team completes a final walk-through. You'll then receive a final security deposit statement — also called a Statement of Deposit Accounting, or SODA — that documents your original deposit and any charges applied. If a refund is due, we'll mail it to your forwarding address within the timeframe required in your state.

Note: Requirements may vary based on your lease agreement and local regulations. This guide is for general guidance only — please review your signed lease for specific terms. For any questions, contact the Momma’s Cove team at (513) 202-4297.

Key Dates for Your Move-Out

Keep these dates in mind as you plan. Timing is based on your lease end date, so review your signed lease to confirm the notice period that applies to your home.

60+ Days Out

Submit your Notice to Vacate

Confirm your move-out date and submit your written notice at least 60 days before you plan to leave.

21–45 Days Out

Pre-move-out inspections

Our customer service team will call to schedule your in-person inspection around 30–45 days out, and around 21–30 days out you'll get a link to complete a digital self-inspection from your phone. Both are optional.

Move-Out Day

Return keys by 12:00 PM

Return all keys, remotes, and access cards to the lockbox by noon. Once keys are dropped off, the home is secured and re-entry won't be available.

After You Move

Check your mailbox

Your Statement of Deposit Accounting (SODA) is mailed to your forwarding address. Refund timing is set by your state's deposit return law, so review your lease for the window that applies to you.

Move-Out FAQs

Answers to the questions we hear most about moving out of a Momma’s Cove home.

When should I start the move-out process?

Plan to begin at least 60 days before your intended move-out date by submitting your Notice to Vacate. Most Momma's Cove leases include a 60-day written notice requirement, and your specific notice period is written into your lease. If you're unsure what applies to your home, call us at (513) 202-4297 and we'll happily confirm the details before your notice period begins.

What are the major steps to moving out?

There are five steps to guide you through: submit your Notice to Vacate, follow the move-out timeline (including your pre-move-out inspection), prepare the home using the cleaning checklist, review the security deposit section to understand how your deposit is handled, and return your keys by 12:00 PM on your move-out date.

Who do I contact if I have questions about my move-out?

Match your question to the right team for the fastest response. Security deposit or SODA questions: email home@mommascove.com. Notice to Vacate questions: use the digital notice form. Key return, maintenance, or general move-out questions: call (513) 202-4297. Resident Support is available Monday through Saturday, 7:00 AM to 7:00 PM EST.

How do I handle my final utility bill?

It depends on how your home's utilities are managed. SimpleBills homes receive an estimated final statement before move-out day — keep your balance current so the account can be closed without delay. For independently managed utilities, contact your providers directly and schedule disconnection for the day after your lease end date. Utilities must stay active through move-out day, since they're needed for final cleaning and inspection.

Where can I find all of the official move-out resources?

Everything lives in this Move-Out Guide: the timeline for when to complete each step, Notice to Vacate instructions to get the process started, the room-by-room cleaning guide for preparing your home, security deposit details, and key return instructions for move-out day.
